Self-Storage Booking and Billing Platform

We run a self-storage facility with a few hundred units in different sizes, and today the whole operation lives on paper and in a couple of spreadsheets. A customer walks in, we check a wall chart to see what is free, write the contract by hand, and chase people for payment every month. It works, but it does not scale, mistakes creep in, and we lose evenings to bookkeeping. We need a web-based management system that turns this into a clean online process.

The heart of it is a live inventory of every unit with its dimensions, floor, price, and status, so anyone can see at a glance what is available. Customers should reserve a unit online, pick a rental term, sign the agreement electronically, and pay without visiting the office. From there billing has to run itself: recurring monthly charges, reminders before the due date, late notices, and receipts, all without us touching a spreadsheet. We also want gate and door access tied to the contract, so a code is issued when payment clears and suspended when an account falls behind.

Finally we need reporting a manager can actually use: occupancy over time, revenue, overdue balances, and which sizes sell out fastest so we can plan pricing. Please describe your experience with similar rental systems and a rough timeline.
