Tablet checklist app for home inspectors with instant branded PDF reports

We run a home inspection business and today everything happens on paper. Our inspectors walk a property with a clipboard, scribble notes room by room, take photos on their phones, and then spend the evening stitching it into a report by hand. It is slow, error-prone, and the finished document rarely looks as professional as the work deserves. We need a tablet-first app that turns the whole process into a guided checklist an inspector can complete on site and hand to the client the same day.

The core is a room-by-room checklist covering roof, foundation, electrical, plumbing, HVAC, interior and exterior. For each area the inspector attaches photos taken in the app, types or dictates a short note, and flags any defect by severity — minor, major, or safety hazard. Photos must stay tied to the exact item they document, and the app has to work fully offline, since basements and remote properties often have no signal, syncing once a connection returns. When the walkthrough is done, one tap generates a clean branded PDF: our logo, findings grouped by severity, photos inline, and a clear list of recommended actions.

On top of that we need simple scheduling: a calendar of upcoming inspections, client and property details per appointment, and reminders. Checklist templates should be editable by us.
