Start with the General Plan
The constant mistake of the customer is that he initially sets the task of the architect-volume builder to design the building, focusing on his (the customer) economic opportunities.
And then, when the building of a certain area of development and storeys is designed, the general planner must inscribe it in the existing land allotment.
The process performed in such a sequence is accompanied by losses:
- or there is not enough space for the development of the system of passages and maneuvering of the fire engine during fire extinguishing;
- or there is not enough space for landscaping and landscaping;
- or there is no place to place guest parking lots, parking lots of freight transport;
- or it is impossible to set regulatory biases to the site and, with the originally designed building, the only possible vertical layout becomes economically unprofitable;
Or, on the contrary, there is too much free space and the territory is organized inefficiently!
