Project description
We run a mortgage brokerage and today we track every application in spreadsheets, which no longer keeps up with our volume. We need a proper loan pipeline that walks each borrower from the first intake conversation all the way to funding, showing at a glance which stage every deal sits in and what is blocking it. When an applicant comes in, we want to capture their contact details, income type, property and target loan amount, then move that record forward through clearly defined stages such as intake, document collection, product matching, submission to the lender, underwriting, approval and closing.
The heart of the system is document collection and lender matching. Each loan program has its own checklist, so the tool should show which documents are still missing, mark what has been received and verified, and flag anything expiring before closing. We also need a way to compare our lenders and their products against the borrower's profile, so a broker can shortlist suitable programs by rate, down payment and eligibility instead of guessing from memory. Every stage should carry tasks with owners and deadlines, and overdue items must surface automatically rather than getting lost.
Finally, we track commissions per closed deal and need clear reporting on pipeline value, conversion between stages and payouts by broker and by month. Access should be role based, with brokers seeing their own book and managers seeing everything.
