Project description
I own a growing portfolio of long-term rental units and I am drowning in spreadsheets, paper leases and text messages. I want a proper web application that keeps every property, unit and tenant in one place, so I can stop chasing information across five different tools. The core of the job is the day-to-day operations of a small landlord: who lives where, what they pay, when the lease ends and what still needs fixing. This is not a listings portal for selling homes and it is not a hotel booking system with nightly rates. The focus is stable, month-to-month tenancies where the same people stay for a year or more and I collect rent on a schedule.
Each lease should link a tenant to a specific unit with a start and end date, the monthly amount, the deposit and any special terms. From there the app needs to generate a rent schedule and automatically send reminders before the due date, then flag anything that is late. I want a clear dashboard showing which units are occupied, which are vacant, upcoming lease expirations and the total money expected versus received this month. Tenants should be able to submit maintenance requests through a simple portal, attach a photo, and follow the status until it is resolved, while I log the cost of each repair against the right property.
Expense tracking matters just as much as income: mortgage, taxes, insurance, utilities and repairs all need to be recorded per property so I can see the real profit at the end of the year and export it for my accountant. Please build it clean and mobile-friendly, because I check things on my phone between showings. Below is what I consider the must-have scope for a first working version.
