Project description
We need a contractor to design and install custom-fit covers for two basement window wells on the north side of our house. Each well currently sits open, collecting leaves, rainwater, and occasional wildlife, and we want polycarbonate or metal-frame covers installed before the fall rains begin.
Scope of work:
— Measure both window wells on site — dimensions and shape vary slightly, so covers must be custom-fit rather than off-the-shelf.
— Fabricate or source clear polycarbonate panels set into a powder-coated metal frame, sized to overlap the well edge by at least two inches on all sides.
— Covers must meet a safety load rating suitable for occasional foot traffic (a fall-prevention standard), not just a light debris shield.
— Include small ventilation gaps or louvered vents so the window well does not trap humidity against the foundation wall.
— Mount using anchors rated for masonry and concrete foundation walls, with a mounting method that allows the cover to be removed for window access or well cleaning without damaging the frame.
— Seal the perimeter against wind-driven rain while keeping the vent gaps functional.
Materials: please quote both a polycarbonate-panel option and a heavier expanded-metal option, with pricing and lead time for each. We prefer a contractor who has handled window well covers before and can show photos of prior installations.
Timeline: work should begin within two weeks and be completed within the period listed. Please include your on-site measurement visit in the proposed schedule.
Budget covers labor and standard mounting hardware; documented material costs above an agreed baseline will be reimbursed after the walkthrough.
