If a radon test in your house shows a value above normal, I will eliminate the problem using a sub-slab depressurization system designed for your foundation type. I have many years of experience installing such systems in basements, crawl spaces, and slab-on-grade houses, and I always work according to the same scheme: first diagnostics, then design, then installation.

I start the work with a site inspection. I check the foundation for cracks, the presence of a sump pump pit, expansion joints, and the location of the slab to select the most effective suction point, rather than just the most convenient one for drilling. Before approving the design, I conduct a smoke pencil test or chemical smoke test to confirm that there is air communication under the slab — the ventilation system only works when the pipe actually draws air from under the entire area of the house, not just from one corner.

What is included in a typical installation: drilling one or more suction points, if necessary — excavating a small pit under the slab to improve air flow, laying PVC pipe (thick-walled, schedule 40 category) from the suction point through the house or along the exterior wall above roof level, sealing all holes in the slab, cracks, and the sump pump pit cover with polyurethane sealant, installing an industrial-grade radon fan (I usually use RadonAway or Fantech models depending on the measured vacuum readings), connecting the fan to a separate electrical line with a U-shaped manometer for visual monitoring of operation, and labeling the system according to regional standards.

After starting the fan, the system stabilizes for a minimum of 48 hours, then I conduct a control short-term test to confirm that the reading drops below the safe level, and provide you with the results along with a signed act of work completed. I also explain how to maintain the system going forward: periodically check the manometer, pay attention to changes in fan noise, and know when replacement will be needed — usually once every 5-10 years depending on the model.

From recent projects — a house with a raised first floor on a rubble foundation, where I had to install a system with two suction points because one point did not provide sufficient vacuum at the far end of the slab, and retrofitting of a crawl space where I combined a vapor barrier membrane with a separate crawl space depressurization fan. I have my own drilling equipment, a manometer, a smoke test kit, and a stock of fans; a standard single-pipe installation outside the house usually takes one day.
