Project description
I own a two-bedroom flat in an older block and the plumbing behind the walls has never been touched. Everything still runs on the original tee layout: a single line leaves the riser, crosses the flat and drops a short branch to each fixture. The result is exactly what you would expect — start the washing machine and the shower pressure collapses, open the kitchen tap while someone is rinsing and the hot water swings from warm to scalding. I want the whole thing rebuilt on a manifold layout, with one dedicated polypropylene run from the manifold to every single outlet.

There are seven draw-off points to cover: kitchen sink, dishwasher, washing machine, bathroom basin, bath mixer, toilet and a second basin in the guest cloakroom. The job starts at the riser: cut out the old steel tails, fit new full-bore isolation valves, add coarse mesh filters, reposition the two meters and leave them ready for sealing. Then build the manifold pair — cold and hot, each outlet with its own shut-off — and run the pipework out from there. Hot lines need fibre or aluminium reinforced pipe with thermal expansion allowed for; plain pipe is fine on cold. Please propose the diameters yourself, but the furthest outlet has to hold pressure with two taps open at once.

Workmanship matters more here than speed. An overheated joint pushes a bead of melt into the bore and chokes the flow, and that mistake only shows up months later as weak pressure. Routing we decide on site: some runs can go into chases in the brick partition, but the load-bearing panels must not be cut, so the kitchen leg will most likely live in a boxed duct. The manifold cabinet needs an access hatch big enough to get a hand and a spanner inside. Shutting the riser down has to be agreed with the building management company in advance — I file the request, you give me the window and keep to it. Finish with a pressure test, a full day under pressure, a joint-by-joint leak check, then close the boxes, clear up and take the old pipe away.
