Project description
Our house is a two-storey timber frame built in 2009, and the attic floor has never been insulated properly. The ceiling area is about 240 square metres, laid over wooden joists 200 mm deep at 600 mm centres, and the old mineral wool between them has slumped and packed down over the years: in places there is maybe 80 mm left, in places I can see the bare boarding. In winter you feel it — the floors in the two bedrooms above the living room stay cold no matter how hard the boiler works, and on frosty mornings there is a clear layer of hoarfrost across the whole attic, on the battens and on the nail points coming through the roof. Warm damp air is going straight up through the ceiling, so topping up the old wool is pointless.
What I want is cellulose, dense-packed by machine into closed cavities rather than poured open over the joists. Where the cavity can be boarded in, please hold a density around 45-50 kg per cubic metre so the material will not settle later. Where we have to fill open, tell me honestly what settlement to allow for and add the extra height on top of it. The target fill height is 300-350 mm. I would much rather pay for extra bags now than re-open the ceiling in five years.
The details matter to me more than the fill itself. A vapour barrier has to go on the warm side, underneath, with the laps and the wall junctions taped, and the attic needs working ventilation — eaves vents and an outlet at the ridge — so that the moisture which does get through can leave instead of sitting in the insulation. Around the chimney I want non-combustible boxes built and an air gap kept all the way round: the cellulose must not touch the flue at any point. Every electrical penetration — cables passing through the joists and the recessed light fittings in the bedroom ceilings — has to be sealed and boxed out, with nothing buried in loose material. When the work is done, lay walkway boards over the joists from the hatch to the chimney and to the aerial.
Please price materials and labour separately, give me a realistic number of days, and confirm that the blowing machine and the hoses are your own and long enough to reach from the driveway.
