Start with the General Plan
The constant mistake of the customer is that he initially sets the task of the architect-volume builder to design the building, focusing on his (the customer) economic opportunities.
And then, when the building of a certain area of development and storeys is designed, the general planner must inscribe it in the existing land allotment.
The process performed in such a sequence is accompanied by losses:
- or there is not enough space for the development of the system of passages and maneuvering of the fire engine during fire extinguishing;
- or there is not enough space for landscaping and landscaping;
- or there is no place to place guest parking lots, parking lots of freight transport;
- or it is impossible to set regulatory biases to the site and, with the originally designed building, the only possible vertical layout becomes economically unprofitable;
Or, on the contrary, there is too much free space and the territory is organized inefficiently!
Given that all elements of the master plan have strict standards for calculating the sites of placement and attributing them from the windows of residential and public buildings and from each other, it is necessary to start designing with the definition of a possible spot of development on the territory of this land allotment.
And the general planner should do it.
This approach often provides a multivariance of planting the building.
From several options offered, the customer can choose a priority.
