First, you need to decide what the house is being built for: will the family live here permanently, come for one of the seasons, or spend only weekends here?
A house in which the family plans to live permanently should be located at such a distance that it takes no more than an hour to reach the workplace or school, with or without a car. The plot should be reachable by a paved road, otherwise in winter or autumn you may not be able to get out of the house. Near the future home there should be stores where you can buy all the basic goods, a pharmacy, a police station, and a medical facility. When choosing a plot, you need to make sure that mobile communication is available here, since there most likely won't be a landline phone here. And it's impossible to imagine life today without communication. Moreover, this will provide the possibility of connecting to the Internet.
You should decide on drinking water: how and from where it will be obtained, and how much it will cost. You may have to consult specialists and have the water analyzed. The availability and condition of the electrical grid will play a significant role. It's unpleasant if the electricity is cut off in the evening hours or if several appliances switched on at once lead to an overload.
It's important to find out who the neighbor will be and what social circle they belong to, in order to avoid conflicts in the future. If the house will serve only for weekend rest, you need to take care of its safety in the owner's absence (it's desirable that the village be guarded).
Of course, the size of the plot, the landscape, and the surrounding nature also matter. But these factors are secondary and depend only on the developer's financial means.
